How long does a typical home inspection take?
Most inspections take between 2–3 hours on site for homes under 2,500 sq ft. Larger or older homes can take longer. We never rush and always leave time at the end to walk you through major findings and answer questions.
Should I attend the inspection?
Yes, if at all possible. Walking the home with your inspector is the best way to understand what’s routine maintenance versus what might be a deal‑breaker. If you can’t attend, we’ll record notes and schedule a phone or video review.
When will I receive my report?
You’ll receive a secure, mobile‑friendly report the same day as your inspection—usually within a few hours. Your agent can be copied automatically so they can begin working on negotiations.
Do you work for the buyer, seller, or agent?
We work for you, our client. Our duty is to provide an objective, unbiased assessment of the property’s condition so you can make an informed decision, regardless of who is paying for the inspection.
